Where Do Buyers Come From Anyway?

A big part of the business of real estate sales is about getting qualified buyers to see your property. Only when they have seen it can a deal be negotiated. But today, buyers are pressed for time, and they have turned to the internet to find properties of interest, rather than the traditional way of coming to an office and being taken around to properties by an agent.

As you can see at least 77% of buyers come from the internet nowadays - even for many traditional agents. These figures WILL vary from agency to agency. Take note though that one agent told me told me that in 6 years of selling real estate he never had even ONE person just walk in off the street into his office to buy a property. Within the portion labelled "internet" the current reality in Queensland is that 75% of that could probably be labelled "realestate.com.au". And maybe 18% could be labelled "domain.com.au". The others, including for sale by owner or private sale websites, account for a much smaller portion of both traffic and final buyers.

Our listing fee for the Deluxe package is $825 (inc GST) - even less for the Budget Online package. The platinum package includes newspaper advertising and so the listing and marketing fee is $100O (inc GST). Other capped commission agents charge more than this for various required marketing on top of their commissions. 3. The maximum allowable commission on a residential sale in Queensland is $900 on the first $18000 + 2.5% on the balance of the sale price. GST must be added to this. Most agents actually charge this standard REIQ commission, and this forms the basis for our comparison above. 4. Prices are subject to change without notice. 5.
