There are three
sections to the Logan Units Modular
Building System - floor
system, panel wall system and trussed roof system.
The Logan Units
Modular Building System uses light weight
zincalume coated
hi-tensile steel sections that are proven to have the strength and
durability for
residential and commercial construction and carry a BHP minimum service
life
of 50 years when fabricated using appropriate techniques, and
constructed in
accordance with applicable Australian state building codes and commonly
accepted good building Practice.
Floor System
Column/Slumps:
RHS steel seciions ore
cut to length with foctory
welded ploies to eoch end, this will speed up construction on site. All
stumps are set in moss concrete footings designed to suit ground
conditions.
Bearers:
Steel "C" sections rolled in
long lengths ore used to support the
floor platform. The bearers are bolted to stump top plates.
Flooring.
Any type of sheet flooring
can be used including waterproof
Structaflor grade sheeting, Plywood or compressed Fibre sheeting. Timber
decking to be used on all Patio and Verandah areas.
Panel Wall System
Walls:
Roll formed steel sections are
screwed together to form a standard
1000mm wide Panel, gaining additional strength from centre stud and
noggin's. The Panels are constructed in a stabilize Jig System which
would
guarantee precise and exacting quality to each and every Panel.
Cladding,
often 6mm fibre cement sheeting is bonded and screwed to the steel
Panels
for added strength.
Insulation: is provided in walls by using Polystyrene slabs inserted into the Wall Panels. Panels are designed to bolt together through steel brackets provided at the bottom of all panels. Panels can be connected to a Concrete slab or Steel Floor System using conventional methods.
Concrete slabs: The wall frames are connected to concrete slabs using Panel Anchors and screw bolts.
Steel Floor System: The wall Panels are connected to the Steel Floor System using 1Omm Hold Down Bolts.
Window Panels will be provided with either sliding aluminum windows or with Louvre galleries fitted. Glass to louvre windows, to be fitted on site.
Double Panels will be provided for larger windows and sliding doors.
Doors, External and Internal door sets will be provided Pre-Hung and to be fitted on site.
Logan Units Roof Framing System
Roof
Trusses: Roof trusses ore
olso
computer generoted ond con be
ossembled on the floor or a series of flat tobles. The trusses sit on
top of the external walls and are connected using a purpose mode
bracket. This method will apply to all roof trusses except Girder
trusses. Girder trusses ore constructed using "C" sections.
Steel Battens: Steel roof ond ceiling bottens will be provided in long lengths, and will screw in position using self-drilling tek screws.
Eaves:
Eaves ore standard 600 - 75mm
wide and gables can be
flush or have an overhang up to 450mm wide.
Fascio: Colorbond fascia will be provided. Fascia will connect to steel brackets fixed to the ends of truss chord overhangs.
Roof
Sheeting: Colorbond roof
sheeting
can be supplied in either
Custom Orb or Trimdek.
Accessories: All flashings and roof accessories co-ordinated in colorbond steel.
